Add a property and its units, then create a private request link. Tenants can use it to describe a problem, attach up to three photos, and submit from a phone. The request arrives in your inbox, where you can set priority, assign a vendor, schedule work, and share updates.
At checkout, choose Pay now or start a 14-day trial with a payment method. Add the property address, unit, and city, then create a link for each unit. Share links by text, email, or print. Set each link to expire in 7 days, 30 days, 90 days, 1 year, or a custom date. You can revoke a link at any time.
Tenants do not need an app, account, or password. They submit through a valid property link and receive a separate tracking link for public updates.
Selecting Urgent shows a safety reminder. For a gas smell, electrical fire, structural collapse, uncontrolled flooding, or another immediate danger, the form tells tenants to leave and call 911. PatchKey does not detect emergencies or dispatch emergency services. The request appears as urgent in your inbox.
Tenants can use their tracking link after submitting. It shows scheduled visits, status changes, and public updates. Internal notes stay hidden.
Use the vendor directory to save plumbers, electricians, HVAC technicians, and handymen with their contact details, specialties, and notes. When you assign or schedule a repair, select a saved vendor or call them from the workspace.
Yes. Private notes stay in your workspace and never appear on the tenant tracking page.
At checkout, choose a 14-day trial or pay now. A trial requires a payment method. During the trial, use the selected plan's unit limit, create tenant links, manage requests, save vendors, and receive tenant updates. The plan is charged when the trial ends unless you cancel first.
Each unit record counts as one unit. A single-family home counts as one; a duplex entered as two units counts as two. Solo includes up to 1 unit, Landlord up to 5 units, and Portfolio up to 20 units.
Yes. An active subscription can upgrade immediately to a higher plan in the same monthly or annual interval, with the prorated difference charged immediately. Downgrades and monthly-to-annual or annual-to-monthly changes start in the next billing period. You can edit or cancel a scheduled change before it starts. During a trial, choose the first paid plan without an immediate upgrade charge. Cancel in Billing settings. Payments are non-refundable except where the law requires otherwise.
